POSITION DESCRIPTION

BASIC FUNCTION:
(I) This is an Entry Level position under the direction of the Facilities Maintenance Manager or designee, perform a variety of skilled duties in the construction, maintenance and repair of assigned facilities, utilities and equipment including tasks in electrical work, HVAC, carpentry, plumbing, blacksmithing and painting. Salary Range: $59,508 - $65,608

(II) This is the (Journey) level Facilities Maintenance Engineer Position, under the direction of the Facilities Maintenance Manager or designee, perform a variety of skilled duties in the construction, maintenance and repair of assigned facilities, utilities and equipment including tasks in electrical work, HVAC, carpentry, plumbing, locksmithing and painting.
Salary Range: $61,182 - $74,148

(III) Under the direction of the Facilities Maintenance Coordinator, perform independently within a variety of skilled duties in the construction, maintenance and repair of assigned facilities, utilities and equipment, including tasks in electrical work, HVAC, carpentry, plumbing, locksmithing and painting. Salary Range: $64,006 - $77,800

EXAMPLE OF DUTIES

ESSENTIAL DUTIES:

Perform a variety of skilled duties in the construction, maintenance and repair of assigned facilities, utilities and equipment including tasks in electrical work, HVAC, carpentry, plumbing, locksmithing and painting; Assist with compliance of applicable laws, codes, ordinances and regulations.

Interpret plans, diagrams, blue prints, sketches and specifications; estimate time, material and equipment needs for assigned projects; order, receive and maintain inventory of maintenance supplies and equipment.

Inspect, repair, install, test, service and maintain electrical systems, Including Emergency Generators, Photovoltaic Systems , conduits and wiring, light and power circuits, motors , appliances, generators, transformers, controls, lighting fixtures, fuses, receptacles, distribution panels, and switch gear ; trace wiring, perform diagnostic tests on system components, and replace defective components .

Install, service, maintain, troubleshoot and repair heating, ventilation and air conditioning systems and equipment including Control technologies ,compressors, circuit boards, relays, motors, drives, belts, electrical contactors, clocks, valves, switches, heat exchangers and a variety of other devices; diagnose and determine repair needs.

Construct, alter, repair and inspect structures including cabinets, shelves, partitions, counters, doors, paneling, window frames, walls and a variety of special fixtures; install drywall and insulation; prepare moldings and perform finishing work.

Perform a variety of skilled plumbing duties in the installation, maintenance and repair of faucets, drinking fountains, toilets, urinals, sinks, pipes, valves, pumps, heaters, boilers and other fittings and fixtures; cut and thread piping; solder piping and fittings; inspect and repair leaks, obstructions and general system failures.

Operate a variety of maintenance tools and equipment including power saws, jointers, drills, nail guns, sanders, sprayers, metal cutters, compressors, testers, meters, planers and various other hand and power tools; maintain tools and equipment in proper working condition; drive a City vehicle conduct work.

Install, repair and maintain locks and related parts; cut keys and re-key locks ; re-pin new and existing locks; repair padlocks and locksets.

Perform a variety of welding and metal fabrication duties as directed; utilize appropriate welding equipment.

Prepare surfaces for painting; apply a variety of surface coatings such as paint, stain, varnish, enamel, lacquer or other protective or decorative finishes; operate a brush, roller or spray equipment to apply a variety of surface coverings to various surfaces.

Communicate with City personnel and various outside agencies to exchange information, coordinate and resolve issues or concerns.

Maintain a variety of records related to assigned activities.

OTHER DUTIES:

Perform related duties as assigned.

TYPICAL QUALIFICATIONS

KNOWLEDGE OF:

Methods, materials, tools, terminology and equipment used in the building maintenance trades including electrical work, HVAC, carpentry, plumbing, locksmithing and painting.

Proper methods of storing equipment, materials and supplies.

Requirements of maintaining facilities, utilities and equipment in good repair.

Operation of a wide variety of hand and power tools and equipment.

Pneumatic and electrical control systems.

Shop math applicable to the building trades.

Applicable building codes, ordinances, fire regulations and safety precautions.

Basic welding equipment and techniques.

Technical aspects of the building maintenance trades .

Health and safety regulations and procedures.

Record-keeping techniques.

Oral and written communication skills.

Proper lifting techniques.

ABILITY TO:

Perform a variety of skilled duties in the construction, maintenance and repair of assigned facilities, utilities and equipment including tasks in electrical work, HVAC, carpentry, plumbing, locksmithing and painting.

Operate a wide variety of hand and power tools, Computers , software applications and equipment related to the Building Maintenance and construction trades.

Interpret and apply applicable building codes, ordinances, fire regulations and safety precautions.

Plan and lay out electrical work.

Work from sketches, diagrams, blueprints, plans and specifications.

Perform a variety of welding and metal fabrication duties as directed.

Work independently with little direction.

Estimate material and supply needs.

Observe health and safety regulations.

Maintain records related to work performed.

Erect and work from platforms, scaffolding and ladders.

Understand and follow written and oral instructions.

Communicate effectively both orally and in writing.

SUPPLEMENTAL INFORMATION

EDUCATION AND EXPERIENCE:
(I) Any combination equivalent to: Graduation from high school supplemented by completion of an approved apprenticeship program and/or two years increasingly responsible experience in the maintenance and /or construction trades.

(II) Any combination equivalent to: Graduation from high school supplemented by completion of an approved apprenticeship program and/or three years increasingly responsible experience in the maintenance and construction related trades.

(III) Any combination equivalent to graduation from high school supplemented by completion of an approved apprenticeship program and three years increasingly responsible experience working at the journey level in the Maintenance, HVAC and construction related trades, including but not limited to satisfactory performance throughout the Facilities Maintenance Engineer series

LICENSES AND OTHER REQUIREMENTS:
(I) Valid California driver’s license

(II & III) Valid California driver’s license. While working at the Tech (II & III) level the employee shall acquire and maintain EPA certification as required by 40 CFR part 82,subpart F.
